In a commercial building the mold is rarely the whole problem. There is a tenant with a complaint on record, an insurer asking questions, a lease with habitability language, and a business that cannot simply close for a week. The technical work follows the same ANSI/IICRC S520 standard as any residential project. What changes is the sequencing, the documentation, and how carefully the work is kept away from occupied space.

Most commercial projects are phased so the building keeps running. That means containment that isolates the work zone from occupied areas, HVAC isolation so nothing travels through shared ductwork, after-hours and weekend scheduling where daytime work would be disruptive, and clear communication to building occupants about what is happening and why.
Commercial mold situations frequently end up in front of someone other than you: an adjuster, an attorney, a tenant's expert, or a regulator. We document from first walk-through through final clearance, with photographs, moisture logs, sample chain of custody, accredited laboratory reports, and written clearance determinations. Whatever the outcome, the record shows what the conditions were and what was done about them.
Some clients need a defensible assessment and nothing else, particularly during a dispute where the assessing party should not also be bidding the removal. We perform assessment-only engagements and provide the report without a remediation proposal attached. Say so up front and that is how we will scope it.
