
What mold is, the conditions it needs to grow, and how to tell an actual problem from a harmless stain.
Mold is a fungus. In nature it is the reason a fallen tree eventually disappears into the forest floor, breaking down dead organic material so the nutrients return to the soil. There are over one hundred thousand known species, and only a few dozen commonly show up indoors. Spores are in the air you are breathing right now, indoors and out, and there is no practical way to make a building spore-free. That is not the goal and any company promising it is misleading you.
Mold becomes a problem when spores land on a material they can eat, in conditions wet enough to let them germinate, and nobody interrupts it. Then a few spores become a colony, the colony releases far more spores than the background level, and the indoor environment stops resembling the outdoor one. That imbalance, not the mere presence of spores, is what remediation corrects.

Summer humidity routinely sits at levels where materials pick up enough moisture from the air alone to support the least demanding species, no leak required. And our red clay holds stormwater against foundations rather than draining it, so basements and crawlspaces stay damp long after the weather clears.
That combination is why so much metro Atlanta growth shows up in basements, crawlspaces, and closets on exterior walls rather than the dramatic burst-pipe scenarios people picture.
Mold exposure is associated with allergic reactions, asthma attacks, and other respiratory complaints. Children, older adults, people with existing respiratory conditions, and anyone immunocompromised generally react sooner and more severely. Those associations are well established and worth taking seriously.
What we will not tell you is that a particular species in your wall caused a particular symptom you are experiencing. No air sample can establish that, and a remediation company claiming to diagnose you has left its lane. Our job is to document what is in the building, remove it correctly, and eliminate the water. What that exposure means for your health is a conversation for your physician, and we are glad to hand over the lab report for them to review.
Not every dark spot needs a contractor. Discoloration is frequently mineral staining, soot from a candle or fireplace, old water marks with no active growth, or a thin surface mildew on bathroom grout that a homeowner can clean. The EPA treats roughly ten square feet as the line where professional help makes sense.
It is worth a professional look when the area is larger than that, when it keeps returning after cleaning, when there is a musty odor with no visible source, when growth follows a known leak or flood, when it is inside an HVAC system, or when someone in the house has symptoms that improve away from home.
